Designing and approving a residential project involves multiple stages, technical inputs and external authorities. Each stage builds on the one before it.

My role is to guide you through this process clearly, explaining what is required, what is possible and what the next step involves at each point.

This structured approach reduces unnecessary redesign, helps manage timeframes and ensures decisions are made with a clear understanding of their implications.

Step 5: Council & Planning Approvals

A Structured Approach From Feasibility to Approval

Every project starts with understanding the site, the brief, and the applicable constraints.

At this stage, we discuss:

  • Your ideas, priorities, and how the home needs to function

  • Site conditions and known constraints

  • Relevant council requirements and planning controls

  • Feasibility considerations and early risks

This step sets a clear foundation and helps confirm what’s achievable before design progresses.

Once feasibility is established, a concept design is developed.

This stage focuses on:

  • Functional layout and spatial planning

  • Responding to the site, orientation, and regulations

  • Balancing design intent with buildability and budget awareness

Concept design is about establishing the right direction, not over-detailing too early.

With an agreed concept, the design is developed into constuction drawings to address technical and regulatory requirements.

This includes:

  • Refinement of layouts and key design elements

  • Considering structural, construction, and compliance implications

  • Preparing drawings suitable for consultant input

Design decisions at this stage are assessed for how they may affect approvals, timeframes, and buildability.

Many projects require input from technical consultants to meet regulatory requirements as part of the tendering process.

I coordinate in-scope consultants such as:

  • Structural engineers

  • Surveyors

  • Bushfire (BAL) assessors

  • Energy efficiency / sustainability consultants

  • Planning Consultants

  • Building Consultants

Consultant requirements are identified early and integrated into the design to reduce delays and redesign later in the process.

Once documentation is complete, the project moves into the approvals stage.
